In addition to completing the application and paying the fee, you will also need to provide a valid form of identification, Social Security Card, bank statements, and proof of income. Applicants must show they make 3 times the monthly rent.  All persons over 18 years must fill out an application and pay an application fee.   

We try to process all applications within 3 business days. 

For faster service please provide (last 3 months pay stubs, most recent bank statements for the past 3 months, landlord references, proof of income, etc).

  • Each applicant 18 years of age and over must submit a rental application.
  • There is a non-refundable application fee of $40 per applicant.
  • Do not apply for any property unless you have scheduled an appointment and viewed the property. 

 

Applicant Requirements:

  • All persons 18 years or older must apply.
  •  Application screening fee is $40.00 per person and is non-refundable. Applications will not be accepted unless the fee is paid by cash, money order, online, or cashier’s check.
  • You must have a favorable credit history with a minimum FICO score of 680.
  • No prior evictions or collection records for nonpayment of rent.
  • No bankruptcies.
  • You must have 1 year of verifiable income, paystubs, bank statements and/or income tax records. 
  • You must have proof that your rent is paid up-to-date where you are currently living.
  • You must have government-issued photo identification. (State driver’s license/ID or passport)
  • You must have a social security card or TIN.
  • Favorable references from current or previous landlord.
  • Applicant must not have any criminal convictions for crimes considered harmful to people or property.
  • ­A fully completed and signed rental application for each applicant 18 years or older.
  • You must make 3 times the amount of the rent monthly to qualify. The source of income should be considered permanent.
  • The occupancy limit is 2 persons per bedroom.
  • All applicants must see the property before applying.
  • Once final approval of all applicants is received, applicants have 24 hours to remit security deposit in the form of certified funds. All approved applicants have 48 hours to execute the lease, or it may be canceled.

Completed applications are processed on a first come first serve basis. Once all required documents are received from everyone in the party applying and required application fees have been paid, we will process the applications in the order in which they were received. Incomplete applications will not be processed. Processing time for completed applications can take up to 3 business days. If one applicant is denied, it will result in all applicants within that household being denied.

 

Required Documents:

  1. Proof of Income: Last three months’ paystubs with year-to-date plus 3 months most recent bank statements; proof of child support and/or spousal support payments plus 3 months most recent bank statements; proof of current social security income, disability or other government income plus 3 months most recent bank statements; proof of retirement or trust fund account plus 3-6 months most recent bank statements. Gross monthly income of all lease holders must be at least three times the monthly rent. Self-employed applicants must provide copies of personal and business tax returns and three months’ most current personal and business bank account statements. Jobs that are based off tips, cash, bonuses or commissions will be considered self-employed.
  1. Application fee (cash, money order or cashier’s check) in the amount of $40.00 for the purpose of obtaining tenant screening reports is required for EACH application.
  1. Photo ID: All applicants must provide photo identification and Social Security card. Acceptable photo identification include, but not limited to, state-issued identification card or driver’s license, passport, any other government issued photo identification. (Note: Military ID cards are not acceptable.)
  1. Proof of insurance (if required) – Prior to move-in, you must provide the Declaration Page showing:
    • Minimum of $100,000 liability coverage.
    • Policy equal to or greater than the term of the lease.
    • The property and address added as additional insured (to notify landlord, in case policy is terminated).

 

We follow all Federal and State Housing Laws and do not discriminate against any person based on race, color, religion, sex, national origin, familial status or handicap.  

 

A few simple tools are required to perform home maintenance. Tenants should at least have the following tools available and perform a monthly inspection.

 

Maintenance Tools and Materials

  • Regular screwdriver.
  • Phillips head screwdriver.
  • Utility knife.
  • Pliers.
  • Adjustable wrench.
  • Hammer.
  • Drain auger.
  • Flashlight.
  • Work gloves.
  • Stepladder.

 

Interior Maintenance

To keep appliances, plumbing, and heating working properly, check the following monthly:

  • Change or clean A/C filter.
  • Check and replace (if needed) heating air filter.
  • Clean kitchen exhaust fans.
  • Inspect pipes, vents, and ducts.
  • Clean refrigerator drain pan.
  • Inspect for leaky faucets.
  • Pour water down unused drains.
  • Maintain drains with baking soda or hot water (do not use chemical drain openers).
  • Check smoke/carbon monoxide detectors (change batteries if necessary).
  • Vacuum heating registers.

 

How Long Are Leases?

Leases are generally one year.

 

What Documents Do I Need With My Application?

  • Photo ID/passport.
  • Recent paystubs.
  • Paperwork supporting other sources of income including Social Security, Disability, Child Support, etc.
  • Copies of any satisfied court judgments which may still appear on your credit.
  • Copy of tax returns (self-employed applicants only).

 

Does Each Occupant Need to Submit a Separate Application?

Yes. All persons 18 years and older must submit an application and pay a credit check fee.

 

Is Application Fee Per Home?

The application fee must be paid by each person 18 years and older applying for home.

 

If I Am Self-employed, What Do I Need With My Application?

You will need to provide the last two years of tax returns.

 

How Long Does It Take to Receive a Response After Submitting an Application?

Normally, it takes 1 to 2 business days.

 

Does My Application Take the Home Off-Market?

No. Application must be approved. Until then, all applications will be considered. Once the lease is signed, the home will be taken off market.

 

Do You Accept Pets?

Because each homeowner is different, “it depends.”  If pets are allowed because of property insurance, unacceptable pets include exotic animals, poisonous animals, Chows, Pitbulls, German Shepherds, Rottweiler, Staffordshire Terriers, Chihuahuas, Akitas, Alaskan Malamutes, Siberian Huskies, Wolf hybrids, Presa Canarios, Great Danes, Doberman, or any similar breeds. Pet policies are strictly enforced.

 

Do Pets Cost More?

A pet deposit is required and an additional $25-50 pet rent per pet per month. An additional pet security deposit fee is required

 

How Many Pets Are Allowed?

Two maximum.

 

What Happens if I Do Not Disclose a Pet?

Not disclosing a current or future pet at time of lease has severe consequences. When the pet is discovered and it always is, you void your lease and cause a forfeiture of your entire security deposit. Therefore, you must obtain prior approval of all pets.

 

Do You Accept Assistance Animals?

Service and Emotional Support Animals are welcome with proper verification documentation. You will need to go to a third party animal screening website to have assistance animals verified.

 

Is Security Deposit Refundable?

It is dependent on the condition of property after move-out and if there are any unpaid fees owing.

 

When I Move Out, When Will I Get My Security Deposit Back?

Security deposit and/or accounting of deposit will be sent within 21 days of move-out.
